HOME MARKETING PLAN
My marketing plan consists of a Conventional Plan and an Internet Plan

OBJECTIVE: " To sell your home as quickly as possible for the  highest price."

Conventional Marketing:

1) Establish a realistic asking price - A detailed market analysis is prepared and a competitive price is determined. We discuss the analysis and together establish the price. “A house priced right is half sold”
2) A professional sign is placed on your property - A “FOR SALE” sign is one of the most important marketing tools available and acts as a 24 hour salesperson. My website address and cell phone are on the sign so buyers can view your property online or call me anytime.
3) An MLS listing sheet is carefully prepared and sent to MLS board - This sheet is probably the single most important aspect in marketing your home and one that is taken lightly by many agents. I spend much time preparing this sheet so it presents your house in the best possible way.
4) Interior and exterior photos are taken of your home - Many pictures are taken of your home inside and out. These pictures will be used for brochures and the internet. Pictures will be updated as needed i.e.. as the seasons change or you change something in the house.
5) A color brochure is prepared - Proper presentation of your home to buyers and other agents is very important. A color brochure with interior and exterior photos of your home, a feature sheet, a survey and utility costs, is prepared to do just that. Copies of brochure will be left in your home to ensure your home stands out when it is compared to other homes viewed by the buyer.
6) Home is placed on the internet - Your home will be placed in 13 different locations on the internet. Details will be presented in my “ Internet Marketing Plan” to follow.
7) Distribute listing to every agent that is known to work in your area - Certain agents work your area more than others. These agents will have a copy of your listing delivered to them.
8) Advertising - I will design an advertising program for your home which might include advertising in the Real Estate Board Homeguide, Halifax Herald and Cable Television.
9) Open Houses - Open houses are responsible for the sale of some homes but not many. Open houses can be arranged but are not considered critical in the sale of your home.
10) Hold Agents Caravan - Agents sell what they know. In order to get other agents interested in your house an Agents Caravan, for agents only, is held during the week usually at lunchtime. I will invite all metro agents to attend and provide food and drinks. This will give your home a higher profile with those agents who attend.
11) Newsletter - Approximately 4-5 times a year I distribute a newsletter to about 1000 homes. Your home will be featured in this newsletter.
12) Distribute your home to other Royal LePage offices - Your listing will be distributed to other Royal LePage offices throughout Atlantic Canada.
12) Immediate feedback on showings - I understand that owners are interested in knowing how a showing went as soon as possible following the showing. I will call you within 24 hours of the showing, unless the agents does not return my phone calls, to give you feedback.
13) Update you weekly - I will contact you each week to update you and discuss upcoming marketing plans.
14) Negotiate offers on property - If there is a willing buyer and seller all offers should result in a sale. Some agents take offers lightly and sales are lost. I will negotiate all offers that you have enthusiastically and if there is a sale to be had I will get the sale together.
15) Follow up after the sale - After we have an accepted offer on your property all paperwork will be sent to your lawyer, bank etc., by our full time administrator, to ensure there are no holdups that occur from our end.
16) Place “ SOLD” sign on your lawn……….

Internet Marketing:
More than seven out of 10 Canadians (72.4%) say that they will use the Internet in their next real estate transaction Almost all the buyers we are coming into contact with are using the internet to search for homes. It has become the most important marketing element in selling your home after putting it on mls. My internet marketing plan includes.
